If you are installing cameras outside of your unit please make sure that they are not on the Association property such as walls, brick, shutters etc. All cameras located outside MUST be on your door/door frame ONLY. If you have placed on any of the Association property you will need to relocate it ASAP.
We continue to have an issue with furniture, large items, appliances, construction debris being put in our dumpsters. The dumpsters are for regular household garbage ONLY. This is causing an overflow on all dumpsters, rodents and extra costs to the Association for removal. Please report any individuals in voilation of this to the office.
As a reminder, DO NOT leave any food or water out for pets/strays. Please do not leave any trash outside your unit as this could attract unwanted vermin.
Management Hours: 7-3 on Monday, Tuesday, Thursday, Friday & 9-5 Wednesday. Please be aware that the above hours do NOT necessarily reflect the Manager’s Office Hours as Patty is required to meet with vendors, maintenance, and residents on the property, pick up supplies, attend mandatory meetings, etc. on and off site. As a property manager’s schedule is determined by the needs of the community on any given day, a set office schedule as well as lunch breaks, etc. are variable. Four Seasons residents who need to address community concerns or questions are welcome to stop by the office and knock on the door during Management Hours. If Patty is not in the office or unavailable to speak to you at that time (as indicated on the information board outside the door), please call and leave a message or send an email stating your business or requesting an in-person meeting. If it is an emergency, please dial the after-hours number and the answering service will notify Patty immediately.
Rules & Regulations:
We ask that all homeowner/residents read the Rules & Regulations for Four Seasons. We have had numerous complaints that residents are not following them. If you are renting out your unit it is your responsibility that your tenants get a copy of the Rules & Regulations.
All communication regarding matters at the Four Seasons need to be reported to the office and should not be reported by calling maintenance.
Storm Water Billing Change:
The City of Winter Park sent out a notice that they will be changing the way they bill for storm water usage. Currently it has been included in the water bills which is paid with your HOA assessments. Now they will be billing in your yearly taxes. This change is effecting all Winter Park residents.

Recycling:
It has been asked of the Board’s why we don’t have recycling at the Four Seasons. Years ago we did and people would put non-recyclable items in the bins and then Waste Pro would not pick it up. For awhile The City of Winter Park had drop off sites for recycle but they have stopped that. Other countries used to purchase the US recycles but now they no longer do, so now must recycles just wind up in the county landfills.
Safety:
The Winter Park Police Department is offering a S.A.F.E (an acronym for Self-Defense Awareness & Familiarization Exchange) two hour free program for women providing educational awareness, crime-victim prevention designed by the National Self-Defense Institute. Any female 14 and older who is interested in attending can sign up on the website WPPD.org. On the main page it is listed on the bottom right-hand side under “feature programs”. See the links below.

ASSESSMENT PAYMENTS:
Sentry Management has changed how to process the payments. In response to homeowner feedback making payments should be simple and all payment methods should be made on one website. Sentry Management is not a bank or credit card processing company, they have switched to Clickpay who is an industry-leading single-source payment processor. Homeowners will no longer have to go to multiple payment website to choose which method of payment they want to use to pay their assessment. LOCAL EXERCISE FACILITY:
The Winter Park Community Center Fitness Area features state-of-the-art Nautilus-strength and cardio equipment, along with free weights and cable stations. The fitness area is open 7 days a week and our FitPass can be purchased on a monthly or annual basis. It is located at 721 W New England Ave. Contact is 407-599-3275.
